Buying a property is an important decision and Italy, like many countries, has complex laws and procedures for purchasing your dream home in il bel paese. Our work takes place in four phases closely linked to each other

Preliminary Activity

If want to purchase real estate in Italy, you probably already have an idea of what type of property you are looking for, your budget, the area where you would like to invest, and renovations you want to do.

Due Diligence

Once you have found the property you like, but before signing any document, we check all the purchase documents to verify that there are no problems that may hinder the purchase of the property. There are many documents to check. Your lawyer, architect and real estate agent play an important role in the due diligence process.

The Purchasing Process

This is the most important part of the entire process, as well as the most complex. The three most important steps of the process are: 1. Making an irrevocable proposal to purchase the property 2. Drafting and signing a preliminary sales agreement 3. Drafting the deed to transfer ownership of the property.

Property Management

Once you have purchased the property, we can still offer you various services. We can also draft lease agreements if you want to rent out your property and provide legal assistance if problems arise with the tenants.

    Preliminary activity

    Before you start taking any steps, contact us. We save our clients time, money, and headaches by providing advice on what they need to do before purchasing real estate. We take into consideration your needs and carefully select properties that will correspond to what you are looking for. To accomplish this, we:

    1. Analyze the real estate market in the area where you want to invest
    2. Get in touch with the real estate agencies that deal with the selected properties

    If you are interested in the property, we can arrange for you to visit it. If you can’t, we can take care of it for you. We also collaborate with many real estate agencies and can often get you a discount on the sales commission.

    Due Diligence

    Once you have found the property you like, but before signing any document, we check all the purchase documents to verify that there are no problems that may hinder the purchase of the property. Your lawyer, architect and real estate agent play an important role in the due diligence process:

    Lawyer

    They check to see if any liens have been placed on the property and the deed of provenance.

    Architect

    They asses whether the property complies with the local building code and local ordinances and whether unauthorized work has been done on the property.

    Real estate agent

    They check the apartment building rules, the certificate of habitability and the energy performance certificate.

    After checking these documents, we can move on to the next step, but not before we do three more things to complete the purchase:

    • contact a bank if you plan to take out a mortgage
    • obtain a Tax ID number (“codice fiscale”)
    • open an Italian Bank Account on your behalf (“conto corrente”)

    In any case, don’t worry, we’ll take care of everything!
